Lease Term: Initial lease term shall be twelve (12) months unless otherwise agreed in writing. Monthly rent, utility charges, and all applicable recurring fees are due on the first day of each month. Residents are responsible for electricity, water, sewer, trash, internet/cable services, and any applicable utility billing or common area fees unless otherwise stated in the lease agreement. The water/sewer is facilitated by the landlord, split 50/50 with the adjacent unit and reimbursed by the tenant. Upon execution of the lease agreement, the first month's rent, last month's rent, and applicable security deposit shall be due and payable in certified funds or other approved payment methods. Possession of the premises will not be granted until all required move-in charges have been paid in full. Fees & Policies: Application fees, security deposits, administrative fees, pet fees/rent, parking charges, and other optional or mandatory recurring charges may apply and will be disclosed prior to lease execution in accordance with Washington State law. Late fees may be assessed for delinquent rent payments as permitted under RCW 59.18. Tenants are required to maintain full renter's liability insurance throughout the lease term. Community policies regarding pets, smoking, occupancy limits, noise, and property use are incorporated into the lease agreement and must be followed at all times. Additional Terms: Lease renewals, transfers, early termination requests, and month-to-month tenancy options are subject to management approval and applicable fees. All residents must comply with Washington State landlord-tenant laws, fair housing regulations, and community rules. Pricing, concessions, utility rates, and fees are subject to change prior to lease signing.
