REQUIREMENTS: Application required from each occupant 18 yrs. and older. Need to have excellent rental history, and good, long term work history. In accordance with the United States Department of Housing and Urban Development (HUD), we look for tenants who will spend no more than about 30% of their gross monthly income (before taxes) on rent. From each prospective tenant over 18 years old: current 1 month's bank statement, 2 months paycheck stubs (2 yrs. tax return, if self-employed), copy of government issued photo identification and completed application. Must be willing to sign a 2-year lease Recognize they are responsible for landscaping and all utilities; renter's insurance is required. Small pets considered on a case-by-cases basis with additional deposit and rent if applicable. No smoking. Tenant is responsible to have the fireplace professionally cleaned annually
