Lease terms

Pets No pets are allowed on the property. Smoking Smoking is not permitted inside the rental unit, garage, backyard, or any common areas of the property. Rent Due Date and Late Fees Rent is due on the 1st day of each month. Any rent not received on time may be subject to a late fee of $35, plus $15 per day until the balance is paid in full. Utilities The tenant is responsible for all utilities and services for the property, including electricity, gas, water, sewer, trash, internet, cable, and any other applicable services. Lease Duration The lease term is 1 year. Security Deposit A security deposit of $1,600 is due at the time of signing the lease agreement. The security deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning costs, or any other charges allowed under the lease and Texas law. Any remaining deposit balance will be returned after move out in accordance with Texas law. Maintenance and Repairs The tenant is responsible for keeping the rental unit clean, sanitary, and in good condition. The tenant must promptly notify the landlord of any needed repairs, leaks, damage, or maintenance concerns. The tenant will be responsible for damages caused by negligence, misuse, or failure to report maintenance issues in a timely manner. Landlord Access The landlord or the landlord's authorized agent may enter the rental unit at reasonable times for inspections, repairs, maintenance, emergencies, or other lawful purposes. When possible, reasonable notice will be provided before entry. Property Care The tenant must not make alterations, improvements, painting, installations, or repairs without the landlord's prior written approval. The tenant is responsible for maintaining the property in a clean and respectful condition throughout the lease term. Governing Law This lease agreement will be governed by and interpreted under the laws of the State of Texas. Applicant and Tenant Acknowledgment Please read all lease terms carefully before signing.
