Lease terms

Tenant responsible for all Utilities. Water, sewer, and garbage will be billed to tenant at a flat fee of $150 per month. Gas, Electric and other Utilities will be billed to the tenant directly by Utility provider. Landscaping in common area is included. Tenant is responsible for small garden area outside of unit front door. Tenant is required to follow all the bylaws of the Townhouse HOA. Overnight parking is only allowed in the garage. 1 year lease. No Smoking of any kind. Renter insurance required. Application must meet the following guidelines which include: 1. All persons 18 year and older living at the property must complete an application. 2. A credit score of at least 670 or higher is required for each applicant. We are looking for positive credit history. Negative accounts are a reason for declining an application. 3. Good rental references, or homeownership, with no late payments for the past 3 years. No evictions. No exceptions. 4. Verifiable, combined, gross monthly income of at least 3 times the monthly rent amount. 5. Applicants pay for screening reports including credit report, criminal and eviction history. 6. Security deposit due upon application acceptance.
