Expected Availability The current tenants are expected to move out at the end of August. The home will then be prepared for the next tenant and is expected to be available for occupancy by mid-September. The exact move-in date will be confirmed once the current tenants have vacated and any necessary cleaning or maintenance has been completed. This is a 2-bedroom, 1-bathroom single-family home of approximately 816 square feet, located just **one block north of The University of Texas Pan American campus** and within easy walking distance of campus. ## Rental Terms * **Monthly Rent $1,095 * **Security Deposit Equal to one month's rent, due at lease signing * **Lease Term 12 months * **Utilities Tenant is responsible for **100% of water and electric charges** associated with the property. * **Internet/Cable Tenant is responsible for arranging and paying for any internet, cable, or other telecommunications services. * **Renter's Insurance **Renter's insurance is not required, but it is strongly recommended.** Tenants are encouraged to obtain coverage for their personal belongings and personal liability. * **Lawn/Yard Tenant is responsible for keeping the yard and landscaping reasonably maintained, including routine mowing and keeping the property free of excessive debris. * **Parking Carport parking is provided. Additional parking must comply with applicable city regulations and property restrictions. ## House Rules No Smoking **Smoking or vaping of any kind is not permitted inside the home.** Any damage or excessive odor resulting from smoking or vaping may be charged against the security deposit, subject to applicable Texas law. Pets **No large animals are permitted.** Any pet must be disclosed and approved by the landlord before moving into the property. Additional pet restrictions, deposits, or fees may apply. *Assistance animals required by applicable law are not considered pets and will be handled in accordance with applicable law.* Occupancy The property is intended for residential use only. All occupants must be identified on the rental application and approved before occupancy. Property Care Tenants are expected to: * Keep the home reasonably clean and sanitary. * Promptly report plumbing, electrical, HVAC, roof, or other maintenance problems to the landlord. * Avoid alterations to the property without written permission. * Not damage the property, fixtures, appliances, fencing, landscaping, or other improvements. * Dispose of trash properly and comply with applicable city requirements. Subleasing The property may not be subleased or rented to another person without the landlord's prior written approval. Noise & Conduct Tenants must be considerate of neighbors and comply with applicable city ordinances concerning noise, parking, trash, and other residential matters. Illegal Activity No illegal activity or unlawful use of the property is permitted. Maintenance & Repairs The landlord will be responsible for normal repairs and maintenance that are the landlord's responsibility under the lease and applicable law.
