Lease terms

Minimum lease term: 12 months unless otherwise agreed in writing. Longer lease terms (18 24 months) available upon approval. Monthly rent is due on the 1st of each month. Late fees may apply after the grace period as outlined in the lease. Security deposit is equal to 1.5x month's rent (subject to screening approval). Deposit is refundable per Colorado state law, less any deductions for damages beyond normal wear and tear. Tenant is responsible for all utilities, including but not limited to: Electricity Gas Water and sewer Trash and recycling Internet and cable Landlord will pay quarterly HOA fee. Tenants must place all applicable utility accounts in their name prior to move-in and maintain active service throughout the lease term. Pets allowed with approval Pet deposit, pet rent, or pet fee may apply Restrictions on number, breed, or size may apply per landlord discretion and/or HOA rules. Landlord is responsible for major structural repairs and systems (HVAC, plumbing, electrical). Tenant is responsible for routine upkeep, lawn care (if applicable), and reporting maintenance issues promptly. Parking available in attached garage, driveway, and street. No smoking or vaping permitted inside the property. Tenant is required to carry renter's insurance for the duration of the lease.
