12+ month lease preferred. Tenant responsible for propane, water, trash, internet/cable, and electricity. Solar panels included to help reduce electricity costs. Landlord provides bi-weekly landscaping service and monthly pest control service. No smoking permitted anywhere on the property, including indoor and outdoor areas. Pets may be considered with owner approval. Maximum of 2 pets. Additional refundable pet deposit and/or monthly pet rent may apply. Tenant responsible for any pet-related damage, odor remediation, lawn/turf damage, or pest treatment caused by pets. Breed and weight restrictions may apply. Washer, dryer, and refrigerator are provided for tenant convenience only and without warranty. Landlord is not responsible for repair or replacement of these appliances if they fail during tenancy. Dishwasher and all built-in home systems/appliances will be maintained by landlord unless damage is caused by tenant misuse or negligence. Property is on a septic system. Only septic-safe toilet paper may be used. Flushable wipes, baby wipes, feminine hygiene products, paper towels, grease, chemicals, or any non-septic-safe materials are strictly prohibited from being flushed or drained. Tenant responsible for any septic or plumbing repairs resulting from misuse or prohibited items. Tenant responsible for maintaining general cleanliness of the property and promptly reporting maintenance issues. Tenant agrees to replace HVAC air filters regularly during tenancy and maintain exterior areas in clean condition between landscaping visits. Playhouse and trampoline are provided for tenant use at tenant's own risk. Landlord assumes no liability for injuries resulting from use of these amenities. Tenant responsible for supervision and any damage caused during use. No subleasing, Airbnb, short-term rentals, or additional occupants beyond approved applicants permitted without prior written owner approval. Renters insurance required prior to move-in and throughout lease term. Proof of active policy required before key handoff. Security deposit due at signing. All applicants subject to credit, income, employment, background, and rental history verification. Minimum income and credit requirements may apply consistent with California law. Tenant responsible for any damages caused by negligence, misuse, blocked plumbing, unauthorized alterations, or failure to maintain the property in reasonable condition. Any noise ordinances, and local regulations must be followed at all times.
