Lease terms

ALL-INCLUSIVE FURNISHED RENTAL TERMS Monthly Rent: $3300 per month The Premises will be leased as a fully furnished, all-inclusive rental. The Tenant's monthly rent includes the use of the furnished premises, one designated parking space, and all utilities and services specifically listed below. Included in Monthly Rent: Electricity Natural gas Water and sewer Trash service Wi-Fi/internet service One designated parking space All furnishings and appliances provided with the Premises The monthly rent is the Tenant's only recurring housing payment. The Landlord will be responsible for establishing and maintaining the utility and internet accounts and paying the applicable monthly charges for the services listed above. The Tenant will not be required to establish separate utility or internet accounts or pay utility bills directly to the service providers. The Tenant is responsible for any charges resulting from the Tenant's negligence, intentional misuse, damage, unauthorized services, or other charges specifically attributable to the Tenant that are not ordinary costs of providing the included utilities and services. The Tenant agrees to use the utilities and internet service in a reasonable manner consistent with normal residential use. Furnished Premises: The Premises will be provided furnished as shown during the move-in inspection. The Tenant agrees to maintain the furnishings, appliances, fixtures, and other personal property provided by the Landlord in good condition, ordinary wear and tear excepted. Parking: One designated parking space is included with the monthly rent. No additional parking spaces are included unless agreed to in writing by the Landlord. No Additional Utility Charges: Except for charges specifically attributable to Tenant-caused damage, misuse, or unauthorized services as described above, the Landlord will not separately bill the Tenant for electricity, gas, water, sewer, trash, Wi-Fi, or other utilities expressly included in this agreement. Move-Out: Upon termination of the tenancy, the Tenant will return all furnishings, keys, remotes, and other property belonging to the Landlord in substantially the same condition as received, ordinary wear and tear excepted.
