Lease terms

Renter is responsible for utilities including gas, water, trash, and electricity. Lease term 12 months. No smoking or vaping permitted on the premises, inside or outside. One dedicated parking space included (detached garage). Additional parking in driveway. Renter's insurance with minimum $300,000 liability coverage required, with landlord named as additional interested party. Owner to use a portion of unfinished basement for storage. Tenant responsible for routine yard maintenance; landlord responsible for major systems, appliances, and structural repairs. Move-in requires a signed Move-In Checklist and receipt of the City of Seattle Renter's Handbook, per Seattle Municipal Code. Screening criteria: minimum combined gross income of 3.5x monthly rent from verifiable, lawful sources; minimum credit score of 740; two years of verifiable positive rental history; no eviction judgments within the past 7 years. Full written criteria provided prior to application. Potential tenants to apply only after having completed a viewing (virtual tours are possible). We do not accept comprehensive reusable or third party screening reports. A completed application consists of a completed Property Management application with all required supporting documentation. An application is not considered complete until all required items have been received.
