Lease terms

Residential One Year Lease Terms Move-In Payments Upon signing the lease and prior to receiving possession of the property, Tenant agrees to pay: One (1) month's rent as a security deposit, and First month's rent in full. Monthly Rent & Payment Method Rent shall be paid exclusively through Zillow automatic monthly draft on the date determined and agreed upon in this lease. Any returned, voided, or bounced payment will result in applicable late fees and/or NSF (non-sufficient funds) fees as permitted under South Carolina Residential Landlord and Tenant Act. Failure to maintain an active and valid payment method may be considered a breach of this lease. Utilities Tenant is responsible for establishing and maintaining accounts for: Gas Water Electricity All utility bills must remain current, paid on time, and in the Tenant's name throughout the duration of the lease. Failure to keep utilities active and paid may be considered a violation of lease terms and may result in lease termination. Pets No pets are allowed on the property unless explicit written permission is granted by the Landlord. Unauthorized pets constitute a breach of this lease. Smoking Policy Smoking of any kind (including cigarettes, cigars, vaping, marijuana, or similar products) is strictly prohibited inside the home, including all interior rooms, bathrooms, closets, attic spaces, and garage. Smoking is permitted outdoors only and must not cause property damage or nuisance. Smoke- or odor-related damages will be charged to the Tenant. Noise & Conduct Tenant must comply with all South Carolina noise ordinances and maintain reasonable quiet hours. Excessive noise or repeated disturbances may result in lease violation. Property Maintenance Tenant agrees to keep the property clean and well-maintained, including: Regular cleaning Lawn and yard upkeep (unless otherwise stated in writing) Prompt reporting of any damage or needed repairs Tenant will be responsible for any damage caused by neglect, misuse, or failure to report issues. Occupancy Limits Only the individuals listed by name on the lease agreement are permitted to reside in the home. No additional persons may live on the premises without prior written consent from the Landlord. Long-term guests (staying more than 7 consecutive days or more than 15 days total in any 2-month period) are considered occupants and require Landlord approval. Violation of occupancy terms is a material breach of this lease. Alterations Tenant may not make any alterations, improvements, or modifications to the property without written approval from the Landlord. Right of Entry Landlord may enter the property as permitted by South Carolina law, typically with 24-hour notice, for inspections, repairs, or emergencies. Prohibited Activities Tenant shall not engage in illegal or hazardous activities, nor conduct any behavior that violates local, state, or federal laws. Lease Violations & Termination Failure to comply with any lease terms including occupancy limits, payment obligations, utilities, pet policy, smoking rules, or maintenance requirements may result in: Written notice of violation (as required by South Carolina law) Applicable fees Lease termination If terminated, Tenant must vacate the property within the legally required timeframe. Security Deposit Terms The security deposit may be applied to unpaid rent, damages beyond normal wear and tear, smoke remediation, or other lawful charges. Governing Law This lease shall be governed solely by the laws of the State of South Carolina and the South Carolina Residential Landlord and Tenant Act.
