Lease terms

12-month lease preferred. Security deposit required. No pets. No smoking or vaping inside the home. Tenant is responsible for all utilities unless otherwise agreed in writing. Rent is due on the agreed-upon date each month. Late fees apply as stated in the lease. Tenant must keep the home clean, sanitary, and in good condition. Tenant is responsible for replacing HVAC filters (if applicable), light bulbs, smoke detector batteries (if needed), and other routine maintenance. Tenant must promptly report any maintenance issues or repairs needed. Tenant is responsible for the cost of repairs caused by the tenant, occupants, or guests beyond normal wear and tear, including plumbing clogs caused by improper use, broken fixtures, damaged appliances, windows, doors, walls, flooring, or toilets. Landlord is responsible for repairs due to normal wear and tear or mechanical failure not caused by the tenant. Tenant must comply with all HOA rules and regulations. Tenant is responsible for any HOA fines, penalties, fees, or violations caused by the tenant, occupants, or guests. No subleasing, short-term rentals, or unauthorized occupants without written approval. Renters insurance is required before move-in and must be maintained throughout the lease. Parking is limited to designated spaces only. Quiet hours and community rules must be respected. Income, credit, background, employment, and rental history may be verified. Occupancy is limited to the number of people approved on the lease. Any returned checks or failed electronic payments are subject to applicable fees.
