Lease terms

Renter is responsible for electric. Security deposit is 1.5 times monthly rent. One year lease minimum. Walls. No painting of the apartment is allowed without prior approval from the landlord. No nails in wood are permitted without prior approval. Pictures and other wall hangings must be hung without damaging the plaster walls. Please check with the property manager if you have any questions. Rent is due promptly the first of each month via Innego online application or by check deposit in building mailbox 2. Heat. Heat for the apartment must be regulated with the hot air vents in each apartment. If there is a problem with not enough warm air, please let management know. If the temperature is too hot, adjust with the vents in the apartment. Do not open windows in cold weather. Storm Windows all exterior storm windows must be closed and air conditioning units removed by December 1st OR first snow whichever occurs first. Garbage. Garbage is picked up early Wednesday mornings. The garbage company requires all garbage to be in bags within the garbage container. Lessee are responsible for putting garbage containers out for pick up and back in their garages within 24 hours of garbage pickup. Parking one car per apartment is allowed, garages are for vehicles only and not to be used for storage. Visitors must park on the street. If you do not own a vehicle, the garage is not included. Sensitivity to Others. Noise should be kept at a reasonable volume and during reasonable hours. Guests should be advised to keep their voices low if they are visiting late. Lessees are requested to deal openly and honestly with each other whenever noise disturbances occur. If a lessee has been asked repeatedly to be more sensitive to noise and there hasn't been any improvement, management should be contacted for resolution. Documentation of dates and times of violations should be noted. Laundry Facilities included in the rent for lessees only. Please keep track of laundry cycles and take clothes out when they are done. Do not leave clothes in either the washer or dryer. The Premise will be used for private residential purposes only. The premise will not be sublet to others. There should be no change to the number of people occupying the apartment without prior notice to the landlord. No exterior fixtures are permitted on the building or outside the apartment. Lessee, guests, invitees, and uninvited visitors will not use the premises or its provided WiFi network in violation of any United States or Michigan laws, local ordinances, or other lawful authorities. The premises' WiFi network shall only be used for legal and appropriate purposes. Lessee shall not engage in any unauthorized or illegal online activities, including but not limited to hacking, copyright infringement, or distribution of malicious software. Lessee shall hold harmless and indemnify Lessor for any claims associated with Lessee's improper use of the internet, including damages and reasonable attorney fees that Lessor may incur. If there is more than one Lessee signing this agreement they shall be jointly and severally liable for all obligations provided for herein.
