Lease terms

1. Applicant must have current photo identification and a valid social security number. 2. Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. 3. Applicant must receive positive references from all previous landlords for the past 5 years. 4. Applicant may not have any evictions or unpaid judgments from previous landlords. 5. Applicant must exhibit a responsible financial life. Credit score must be a minimum of 650. 6. A background check will be conducted on all applicants over 18. 7. Applicant's background must exhibit a pattern of responsibility. 8. Applicant must be non-smokers. 9. Occupancy is limited to 2 adults 10. Tenant is responsible for all utilities including water, sewer, electricity, gas, garbage, lawn mowing and snow plowing. 11. One time non-refundable application fee of $40. 12. Security deposit of $1350 should be paid with money order or cashier's check within 24 hours upon approval to hold the unit.
