Lease terms

Deposit due at signing, first month + prorated due at move-in. No smoking allowed. Up to small pets permitted. Applicants must have a minimum credit score of 600, or a minimum score of 570 with combined gross household income exceeding 3x the monthly rent and verification of positive rental history. Gross household income must be at least 3x the monthly rent, verified through pay stubs, tax returns, offer letters, or bank statements; applicants with a credit score of 680 or above and verified stable employment may qualify with income of 2.5x the monthly rent. All applicants 18 and older residing in the unit must submit an application and be screened. No evictions filed within the past 5 years and no unpaid landlord-related collections will be considered. Criminal history will be evaluated on an individualized basis in accordance with RCW 59.18.257, considering the nature of the offense, time elapsed, and evidence of rehabilitation; no applicant will be denied solely on the basis of an arrest record. Tenant is responsible for all utilities including water, sewer, garbage, electricity, and gas, each individually metered to the unit. Comprehensive reusable tenant screening reports are accepted. Screening criteria are applied consistently to all applicants in compliance with the Washington Law Against Discrimination.
