Lease terms

Lease length & term 12 month fixed term lease preferred (flexible start date). Lease begins on or after 08/5/2026. Move in funds (due at lease signing) First month's rent: $2,675 Security deposit: $2,675 (refundable at move out, subject to normal wear and tear and any unpaid rent/fees) Last month's rent: $2,675 (prepaid rent applied to the final month of the lease) Total due at signing: $8,025 Application fee: $50 per adult (non refundable, covers background/credit screening). Rent & payments Monthly rent: $2,675, due on the 1st of each month. Payment methods: online ACH/bank transfer, credit/debit card, or check (specify what you accept). Late fee: $100 if rent is not received by the 5th of the month. The prepaid last month's rent will be applied to the tenant's final month of the lease; it is not a security deposit and may not be used for damages or other charges. Security deposit Security deposit: $2,675 (equal to one month's rent). Deposit is refundable at move out, subject to normal wear and tear and any unpaid rent/fees. Utilities & recurring costs Tenant is responsible for all utilities, including: electricity, gas, water/sewer/trash, internet/cable. Landlord covers: HOA fees and routine lawn care/landscaping (if applicable). Average monthly utility cost for this size home in this area is typically $300 depending on usage and season. Occupancy & use Maximum occupancy: 4-5 people total. No subletting or short term rentals (Airbnb/VRBO, etc.) without written approval; Plano requires registration for short term rentals. Property is for residential use only; no business operations that create excessive noise, traffic, or signage. Pets No pets allowed. Assistance animals are welcome; standard pet policies and fees do not apply. Smoking & drugs No smoking inside the home (cigarettes, cigars, vaping, marijuana, etc.). Smoking permitted only in designated outdoor areas, if at all. Maintenance & tenant responsibilities Tenant must: Keep the home clean and in good condition. Change HVAC filters every 3 months. Promptly report maintenance issues. Maintain yard/porch areas as specified (or note that landlord handles landscaping). Landlord handles major repairs and structural issues. Insurance & other policies Renters insurance: required with minimum $100,000 liability coverage. No illegal activity on the premises. Quiet enjoyment: reasonable noise levels; respect neighbors and community rules. Parking: 2 car garage + driveway; no long term storage of RVs/boats unless approved. Lease renewal & termination Lease renewal options available with 60 days' written notice prior to lease end. Early termination: tenant remains responsible for rent until a qualified replacement tenant is found and approved; may include an early termination fee (if offered).
