Terms at 802 E Sycamore Ave #A
Thank you for reading this section. This apartment is being offered as a long term rental on a month to month basis. If your circumstances change, you are not locked in to a one year lease. I prefer long term residents in my apartments. At least one year. However, I understand sometimes life throws curveballs at us. I am understanding. Month to month leases offer the most flexibility. Rent will be $2,600 with a $26 dollar per month Gas surcharge fee as the building currently has one Master Gas Meter. Eventually the Gas Meters will be split and this unit will have its own gas meter and gas bill directly from The Gas Co.. At that point the Gas Surcharge would be removed. Currently I am offering two separate discounts. 1. Early Pay discount $100. This is good until 12/31/2026. This is to help offset your moving cost for the first 5-6 months. After the 5-6 months. The early pay discount will expire and rent will go from $2,500 to $2,600 (if this is the only discount you qualify for. This is for paying 5 days early, i.e. 5 days before the first of the month. 2. Good FICO Score Discount for FICO Scores above 750. This discount will remain in effect for the duration of the time you maintain a FICO Score above 750. If your FICO is below 750 but you have any-signor with a 750+ FICO score. You can utilize a co-signor to qualify for the Discount. Summary, Advertised Rent is $2,600 Less Potential Good FICO Score discount = $2,500 Less Early pay Discount for 6 months = For the first six months, Rent could be $2,400 if you qualify for Good FICO Score Discount and pay 5 days early. Months 7 thru 12 rent would be $2,500 if you qualify for Good FICO Discount (after the Early pay discount ends). Hopefully, this is clear.
