Tenant Responsibilities Utilities: Tenant shall be responsible for establishing, maintaining, and paying for all utilities and utility services associated with the Property, including, but not limited to, electricity, water, natural gas, sewer, trash collection, internet, cable, and any other utility or communication services used during the lease term. Pool Maintenance: Tenant shall be responsible for maintaining the swimming pool throughout the lease term by hiring and paying a licensed professional pool maintenance company to perform regular cleaning, chemical balancing, and routine maintenance. Tenant shall keep the pool, its equipment, and surrounding area in a clean, safe, and good operating condition at all times and shall promptly notify Landlord of any equipment malfunction or repair that is beyond routine maintenance. Pest Control: Tenant shall hire and pay for professional pest control services for the Property and shall ensure that preventative pest control treatments are performed at least once every calendar quarter throughout the lease term. Tenant shall promptly notify Landlord of any evidence of termites or other structural pest infestations. Landscape Maintenance: Tenant shall hire and pay for monthly professional landscape maintenance services, including routine lawn mowing, edging, trimming, weeding, fertilization (as appropriate), and the general upkeep of all lawns, shrubs, flower beds, trees, and landscaped areas. Tenant shall maintain the landscaping in a neat, healthy, and well-maintained condition throughout the lease term, including ensuring that irrigation is used as reasonably necessary to preserve the landscaping, subject to any applicable water restrictions. Renters Insurance: Tenant shall maintain, at Tenant's sole expense, a renters insurance policy throughout the lease term with a minimum of $300,000 in personal liability coverage. The policy shall name Landlord as an Interested Party (or Additional Interested Party, if available) to receive notice of policy cancellation or non-renewal. Tenant shall provide proof of insurance prior to occupancy and upon each lease renewal or upon Landlord's request. Failure to maintain the required insurance shall constitute a material default under this Lease.
