Lease terms

One year contract due at signing. Rent will be prorated 1st month plus last month and damage deposit. There after rent is month to month with a 30-day notice by renter or landlord to vacate the property. Rent includes water and garbage, renter is responsible for electricity, Wi-Fi, cable etc. Renter is expected to maintain grass and yard in good condition, old appliances, used vehicles, parts or other unsightly material is to be disposed of promptly. No on street parking. NO SMOKING, only immediate family members of the renter allowed as permanent residents, no guest over two weeks, Rent is due on the first of the month, after a 5day grace period, a $25 late fee will be charged. A returned check fee of $50 will be charged on insufficient checks. Landlord will collect rents on or about the 1st of each month. Rent will be increased annually at 3.5% to keep pace with inflation. Report any malfunctions or damage to landlord as soon as noted.
