Lease terms

1st month rent and equal amount security deposit, as well as a pet deposit and monthly fee (if applicable with approved small dog), due at signing. Credit score of 680+ required, no evictions, and 3x rent monthly gross income (lawful sources and verifiable only) for combined adult applicants. No bankruptcies in the last 7 years. NO housing voucher or assistance programs accepted. All prospective adult occupants must fill out an application through Zillow. Grass mowing is included, directed by landlord. Tenant must keep the yard clear lawn of obstructions and pet waste. Weeding, leaf cleanup and other yard maintenance is the responsibility of the tenant and expected to be done regularly. Existing installed appliances/fixtures are provided until end of their useful life: tenants maintain. One small dog allowed, on case-by-case basis. Separate non-refundable per-pet deposit and monthly fee required. Proof of pet registration with City of Racine required. Tenants are responsible for all utilities (gas/electric, water, internet, cable, and any other) and snow removal. No property modifications or additions allowed, nor anything attached to the exterior of the home. Satellite dish must be pre-approved by landlord and ONLY installed on a pole, the location and installation of which requires prior approval of landlord. No Smoking, vaping or drugs of any kind including but not limited to cannabis and its derivatives. No criminal activity. Follow all City of Racine rules and ordinances. No sublet, short-term re-rental, or room-rent. Only people named in lease are authorized to reside. Basement area is not considered living space and no beds or sleeping space is allowed.
