Smoking: Smoking of any kind is prohibited in the house/garage. Tobacco smoke often causes significant, costly damage such as yellowing walls, deep-set odors, and damaged fixtures which can lead to the full or partial forfeiture of a security deposit. Driveways: All vehicles/trailers/bikes/heavy machinery must be parked in either of the driveways on the property. Parking on the lawn is not allowed due to the flooding that occurs when it rains. Utilities: The Tenant shall be responsible for the payment of all utilities and services connected with the Property, including but not limited to electricity, gas, water, sewer, trash removal Use of Property: The Property shall be used solely for residential purposes by the Tenant and their immediate family members. Subletting of the Property is strictly prohibited without prior written consent from the Landlord. Failure to abide by this rule may result in penalties or eviction proceedings. Maintenance and Repairs: The Landlord shall be responsible for all major repairs and maintenance of the Property, excluding those caused by the negligence or intentional actions of the Tenant. The Tenant shall promptly notify the Landlord of any needed repairs or maintenance. Small daily maintenance of the property will be the tenants responsibility such as light bulbs, air filters, lawn maintenance, etc. The entire yard of the property must be maintained and well-kept by tenants. This includes front, back, and side yards. Entry by Landlord: Prior to the beginning of the new lease contract a brief walk through will be conducted to ensure property is well kept. The Landlord reserves the right to enter the Property for inspection, repair, or maintenance upon providing reasonable notice to the Tenant, except in cases of emergency. Termination of Lease: Either party may terminate this Lease by providing written notice to the other party at least 60 days prior to the intended termination date. In case of early termination by the Tenant, the Tenant shall be responsible for 3 months of rent and does not qualify for deposit reimbursement. Renters Insurance: Tenant agrees to obtain and maintain renters insurance during the term of this lease agreement. The renters' insurance policy must provide coverage for personal liability and property damage caused by the Tenant's actions or negligence. The Landlord shall not be responsible for any loss or damage to the Tenant's personal property or liability arising from accidents, theft, fire, vandalism, or any other cause. Tenant acknowledges that failure to obtain and maintain renters insurance may result in the Tenant being held personally liable for any damages or losses incurred on the premises Lease Terms start at 12 months.
