Lease Terms and Conditions 1. Lease Term The lease shall commence on the agreed-upon start date and continue for a period of twelve (12) months. Upon expiration of the initial lease term, the tenancy shall automatically convert to a month-to-month tenancy unless the Landlord and Tenant mutually agree in writing to execute a new twelve (12) month lease. Any renewal lease may be offered at the Landlord's discretion and shall be subject to current market rental rates. A new written lease must be executed to secure a new fixed-term rental rate. 2. Rent Monthly rent shall be $2,850.00, due on the 1st day of each month. A five (5) day grace period is provided. If rent is not received by the end of the fifth (5th) day of the month, a $50 late fee may be assessed. If rent remains unpaid after the fifteenth (15th) day of the month, the total late fee shall increase to $150. 3. Security Deposit A security deposit equal to one month's rent shall be collected prior to move-in. The security deposit may be used, as permitted by applicable law, for unpaid rent, excessive cleaning, or damages beyond ordinary wear and tear, including but not limited to: * Damaged walls, doors, or trim * Broken cabinets or fixtures * Damage caused by negligence or misuse * Damage to appliances, including the washer and dryer, resulting from tenant negligence If the washer and dryer become damaged due to tenant negligence or misuse, the Landlord shall not be obligated to repair or replace the appliances during the lease term. A move-in inspection and move-out inspection shall be completed and documented by both parties. 4. Occupancy Maximum occupancy shall not exceed six (6) persons. All occupants who are eighteen (18) years of age or older shall be identified in the lease. One individual shall be designated as the Primary Leaseholder and shall remain jointly and severally responsible, together with all adult occupants, for compliance with the lease. 5. Utilities The Landlord shall provide: * Water * HOA/Condominium fees The Tenant shall be responsible for: * Electricity * Natural gas * Cable, internet, and any other optional services 6. Maintenance and Repairs The condominium association or property management company is responsible for maintenance of common areas and certain building-related systems as applicable. Tenants shall promptly report maintenance concerns to either the Landlord or the condominium management. Tenants shall maintain the premises in a clean and sanitary condition and shall be financially responsible for repairs resulting from negligence, misuse, abuse, or intentional damage. 7. Pets A maximum of two (2) household pets is permitted. Small caged or aquarium pets (such as fish, hamsters, or similar animals) are not counted toward this limit. No dogs weighing more than fifty (50) pounds are permitted without the Landlord's prior written approval. Service animals and other legally protected assistance animals shall be accommodated as required by applicable law. No pet deposit shall be required. 8. Parking The lease includes one (1) reserved parking space. Additional community parking and designated guest parking may be used in accordance with all condominium and HOA regulations. 9. HOA Rules Tenant agrees to comply with all condominium association and HOA rules, regulations, bylaws, and policies. Any fines, penalties, or costs resulting from violations committed by the Tenant, occupants, guests, or invitees shall be the sole responsibility of the Tenant. 10. Smoking Policy Smoking of any kind is prohibited inside the dwelling unit, including but not limited to: * Tobacco products * Marijuana or cannabis products * Electronic cigarettes or vaping devices Any damage or remediation costs resulting from smoking shall be the responsibility of the Tenant. 11. Subletting and Short-Term Rentals Subleasing, assignment of the lease, Airbnb rentals, VRBO rentals, or any other short-term rental arrangement is strictly prohibited without the Landlord's prior written consent. 12. Renters Insurance All adult tenants shall maintain renters insurance throughout the lease term with liability coverage of at least $20,000, or such greater amount as required by the Landlord or applicable law. Proof of insurance shall be provided prior to occupancy and upon renewal if requested. 13. Early Termination Tenant shall provide at least thirty (30) days' written notice of any request to terminate the lease before its expiration. The final month's prepaid rent may be applied toward the Tenant's final month of occupancy. If the lease is terminated early, the security deposit may be forfeited, subject to applicable Massachusetts law, unless the Tenant provides a qualified replacement tenant acceptable to the Landlord who assumes the remainder of the lease. Acceptance of a replacement tenant shall be at the Landlord's reasonable discretion and shall not relieve the original Tenant of obligations until the replacement lease becomes effective.
