Lease terms

All applicants who submit an application through Zillow will be considered. In order to progress to the second stage of the application process, the following conditions are considered minimum qualifications and must be met: All potential residents over 18 are considered applicants and must complete an application through Zillow. All payments, including rent, deposits, and any associated fees, must be made through the provided Zillow portal. Applicants must have current photo identification and a valid social security number. Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. Applicants may not have any evictions or unpaid judgments from previous landlords. Applicants must exhibit a responsible financial life. Credit score must be a minimum of 600. A background check will be conducted on all applicants over 18. Applicants' background must exhibit a pattern of responsibility. All potential residents must be non-smokers. Occupancy is limited to 2 people per bedroom. If all minimum qualifications are met, applicants may be invited to a phone interview to schedule an in-person tour of the property. Before the tour can take place, applicant must provide positive references from all previous landlords for the past 5 years. We appreciate you taking the time to go through the application process. These steps allow us to maintain a safe and positive environment for all of our tenants. No smoking. One-year lease required. Tenant responsible for all utilities.
