Guest bedroom 1st floor will be locked and unavailable for off season rental.

Living Room: spacious living room with cathedral ceilings, ceiling fan and large tv that offers plenty of comfortable seating and natural sunlight.

The home has a 2-car-attached garage (sufficient for one car basically) and spare fridge. There is a 2nd driveway for guest parking. Private backyard, fire pit w/plenty of chairs, corn hole game, outdoor dining set and grill are also available.

Patrician Shores is a private association with one of the best beaches in the area. New swimming dock, picnic tables and port-a-potties at beach; parking at the beach available; field next to parking lot is great for game playing; tennis courts/pickle ball/basketball available. During the summer months, it is imperative water usage be used wisely as the association is on a well system and it can run dry if people aren't mindful.
There is a 4th bedroom but this will be used for owner storage during rental term.
Located within a few minutes from Hannaford Supermarket in Meredith or Heath's Supermarket and State Liquor Store in Center Harbor. Short drive to great restaurants and Weirs Beach attractions. Close to shopping and fine/casual dining. Tons of activities -- swimming, boating, fishing, jet skiing, canoeing, kayaking, tubing, golfing, go-carting, miniature golf. Scenic airplane rides, mountain climbing/hiking, close to Monkey Trunks, Fun Spot, Major and Gunstock Recreation Area (now with summer zip lines open). Shop in Tilton at the Tanger Outlet Mall or in quaint Meredith Center. Mt Washington dinner/dance cruises, make your own sundaes at Kellerhaus, to name a few.
All utilities are the responsibility of renter, along with snow removal. High speed internet access is included in the rent (no changes can be made to this.)
Possibility boat may be stored in left side driveway this winter. Will be back far enough that it wont interfere with parking.
