1. Some things to keep in mind specific to this property: *Reservation length minimum: 1 month *Reservations longer than 1 month are required to have bi-weekly, light cleaning completed by our cleaners. The property management staff will coordinate with you on dates and times that our cleaners can come through. *Parking is free. you have your own driveway directly in front of the duplex that easily fits 2 vehicles. *You will be issued a personalized door code for keyless entry. *If the keyless entry code is not working, you can find a lockbox with physical keys on the left side of the building. Contact management staff for lockbox code if needed. *Trash and recycling are picked up on Wednesday. They do not always pick up at the same time, so please bring both cans to the roadside on Tuesday. Move the cans to their original location on the side of the house by Wednesday evening. *No parties are allowed at this property without prior authorization from the owner. *No unregistered guests without prior authorization from the owner. This will be enforced using the front yard security camera and indoor noise monitor. *No Smoking inside the property or within 10ft of the front or back door. If cleaners smell smoke, marijuana, or vaping substances, you will be charged double for the cleaning fee and may result in your immediate removal from this property with no refund. *No drugs are allowed inside this property. *Up to 2 pets are allowed with pre-coordination. Any additional pets that were not pre-coordinated, will result in a double charge of the pet fee deposit, and may result in your immediate removal from the property with no refund. Pets are not allowed on the beds or furniture. 2. Household Supplies Provided *Some are initial supply only* First Aid Kit Emergency Batteries Trash bags Cleaning supplies Laundry detergent Bathroom Essentials Paper towels Toilet paper 3. Property amenities *This property is fully furnished. *Samsung appliances: refrigerator, oven, microwave, dishwasher, washer and dryer *Cups, plates, bowls, and a starter pack of coffee are in the upper cabinets *Pots, pans, cutting board, mixing bowls, and blender are in the lower cabinets *Silverware, cooking utensils, oven mitts are in the pullout drawers *Dishwasher soap, trash bags, fire extinguishers, and trash can are under the sink *Toaster, electric kettle, Keurig machine, knife block, paper towels, and pot holders are sitting on the counter *The washer and dryer are located in the lanai. 4. Maintenance *Send maintenance requests to property management staff via email. *If maintenance is due to tenant neglect, the tenant will pay for the required maintenance. *Tenant is required to keep the home in a state of general cleanliness.
