Lease Terms & Important Information "Minimum lease term: 30 days. Preferred lease terms: 30 90+ days A monthly utility fee of $125 covers water, electricity, gas, high-speed Wi-Fi, and trash service. One designated parking space is included with the rental. The property is equipped with keyless entry for convenience and security. Exterior security cameras are installed in common outdoor areas for the safety and protection of the property and its occupants. There are no cameras inside the living space. This is a non-smoking property. Smoking, vaping, and the use of any tobacco or cannabis products are prohibited inside and outside the property. Maximum occupancy is 3 persons. Additional overnight guests may not stay for more than three consecutive nights without prior written approval from the landlord and may be subject to additional fees. No parties, events, excessive noise, or disruptive behavior are permitted. Tenants are expected to respect the quiet residential nature of the community and comply with all neighborhood and HOA rules. The suite has a private entrance and is separate from the upstairs residence. Certain areas of the property are reserved for owner use and are not accessible to tenants. Background, credit, income, and rental history verification may be required for approval. Tenant Maintenance Responsibilities Tenants are responsible for maintaining the cleanliness and general condition of the suite throughout their stay. This includes keeping the kitchen, bathroom, appliances, and living areas in a clean and sanitary condition. Tenants are expected to: - Promptly report any maintenance issues, damage, leaks, or malfunctioning appliances. - Replace light bulbs and batteries in remote controls, smoke detectors, or keypads as needed during extended stays. - Properly dispose of trash and recycling in designated containers. - Use all appliances, furnishings, and fixtures in a safe and reasonable manner. - Keep the property free from conditions that could cause damage, pests, mold, or excessive wear. - Notify the landlord immediately of any emergency maintenance issues. Tenants are responsible for the cost of repairs resulting from negligence, misuse, unauthorized alterations, or damage caused by the tenant or their guests. Normal wear and tear will not be charged to the tenant. Landlord is responsible for major maintenance, repairs, and upkeep of the property's systems, appliances, and structural components not caused by tenant negligence.
