Lease terms

- Rental application subject to credit and background checks. - 12-month lease at minimum required. - Renter's insurance is required before move-in. - Security deposit: First and last month's rent required as security deposit. - Rent is due on the 1st of each month; late fee of $100 applies after the 5th. - Tenant pays electricity, water, gas, and internet (based upon usage) - Trash service and HOA (including front lawn maintenance) are included in the rent. - Pet security deposit $250, Monthly rent per pet $50 - Basic maintenance taken care of by tenant: Replace light bulbs and batteries in smoke/carbon monoxide detectors Keep the home clean and sanitary. Promptly report leaks, plumbing issues, pest infestations, or damage. Keep sinks, toilets, and drains free of clogs caused by normal use. Properly dispose of trash and recycling. Keep appliances clean and use them according to manufacturer instructions. Maintain outdoor areas that are assigned to the tenant (such as mowing the back lawn, pulling weeds, watering landscaping, or shoveling snow) Prevent damage by taking reasonable care of the property (for example, avoiding frozen pipes by maintaining heat in winter). - 2 car private garage available as part of monthly rent - No smoking inside the home.
