APPLICATION INSTRUCTIONS / REQUIREMENTS Horton Investments requires a minimum 30% rent to income ratio based on the $1350.00 total monthly charge. Everything included Except electricity. Once you have submitted an application and paid the application fee, the following will be checked: Background Check Landlord References - current and past Employment Reference - Income verified Personal References Property Manager will submit a recommendation to Landlord for final approval. If application is approved, a security deposit of $1000.00 must be paid within 2 business days. FAQ's 12 Month Lease. ($1350 penalty for Lease Buyouts) Do you allow pets? Small Breed Dogs and Cats ONLY. Each pet must be approved by Landlord. $500.00 non refundable fee per pet. Maximum of 2 pets. How many vehicles am I allowed to have? DUPLEX Each tenant gets 2 covered spaces and one uncovered. REIERSON Carport and Driveway as well as street parking. All vehicles on either property must be legally registered and fully operational. Trailers and recreational vehicles are not allowed unless they completely fit in 1 of the 3 provided parking spaces. What kind of community / neighborhood? Quiet and peaceful! There are 8 units on the property. No loud parties, quiet hours after 10 pm. NO illegal substances of any kind allowed! Can I smoke / vape? Smoking/Vaping is Not allowed inside. Outside Only. Can I invite other people, not on the original lease, to live with me? Anyone not on the lease will need to fill out an application and be approved by Landlord before being allowed to move in. Can I sublet? No. Quiet hours start at 10 pm, no outdoor noise after this time.
