RESIDENTIAL LEASE AGREEMENT PROPERTY ADDRESS: 794 Fairview Terrace, White River Jct, VT 05001 1. PARTIES & PROPERTY Property Address: 794 Fairview Terrace, White River Junction, VT 05001 Included Furnishings/Appliances: Microwave, refrigerator, stove/oven, washer, dryer, smoke detectors, dehumidifier, and various furniture items. All items remain the property of the Landlord. 2. TERM This Agreement is a month to month term , beginning on 8/1/26. To terminate or modify this lease at the end of the term, either party must provide at least thirty (30) days' written notice. 3. FINANCIAL TERMS & GRACE PERIOD Base Monthly Rent: $2,350 Due Date: Rent is due in full on the 1st day of each calendar month. Payment Method: Venmo Grace Period & Late Fee: Tenants have a three (3) day grace period. If full rent and any outstanding utility balances are not received by 11:59 PM on the 4th of the month, a late fee penalty of $35.00 will automatically apply. Security Deposit: $2,350due upon signing. 4. UTILITY BILLING & REIMBURSEMENT Landlord Obligations: The Landlord pays for Internet service only. Tenant Obligations: Tenants are responsible for Heat, Electricity, Trash, Snow Removal, Water/Sewer, Lawn Care, and Recycling. Billing Process: These utility costs are not included in the base rent. The Landlord will provide digital copies/photos of all monthly utility bills to the Tenants via text or email. The total amount of these bills will be added to the following month's rent payment and must be paid in full at that time. 5. MAINTENANCE & TENANT DUTIES Tenants shall maintain the premises in a clean, sanitary, and safe condition. Specific duties include: Regular general cleaning of both the interior and exterior. Cleaning or replacing air filters in the hot water heater and HVAC systems. Cleaning dryer lint traps after every use to prevent fire hazards. Emptying and cleaning the dehumidifier regularly and as needed. No Alterations: Tenants are strictly forbidden from painting, making physical changes, or attempting major repairs to the property without prior written consent from the Landlord. 6. MOVE-OUT CONDITION & SECURITY DEPOSIT DEDUCTIONS Upon moving out, the house and all included furniture/items must be returned to their original layout/setting and left in "broom clean" condition. Security deposit deductions will be made for: Furnishings: Any damage, staining, breakage, or loss of furniture, appliances, or household items. Structure: Holes in walls, carpet stains, broken windows, unapproved alterations, or excessive filth. Failure to Maintain: Any damage resulting from a failure to perform the duties listed in Section 5. Normal wear and tear (e.g., minor carpet thinning, faded paint) is excluded from deductions. Guests are permitted for a maximum stay of 48 hours unless written permission is granted by the Landlord. Pets: No pets of any kind are allowed on the property, except for legally verified service or emotional support animals. Smoking: Smoking, vaping, or burning of any substance is strictly prohibited anywhere inside the home or on the property grounds. Renters Insurance: Tenants are required to maintain a renter's insurance policy with a minimum of $100,000.00 in liability coverage. The Landlord must be listed as an "Additional Insured" on the policy, and proof must be provided prior to move-in. 8. ACCESS & COMMUNICATION Communication: Official notices and day-to-day communication shall be conducted via Email or Text Message. Right of Entry: The Landlord may enter the premises for routine inspections, maintenance, or prospective viewings by providing at least 24 hours' notice, with entry occurring between 8:00 AM and 8:00 PM. Emergency Entry: The Landlord reserves the right to enter the property without notice in the event of an active emergency (e.g., fire, burst pipes) to prevent severe property damage. 9. LEAD-BASED PAINT DISCLOSURE Housing built before 1978 may contain lead-based paint. Lead from paint, paint chips, and dust can pose health hazards if not managed properly. Lessor's Disclosure: The Landlord has no knowledge and no records pertaining to lead-based paint or lead-based paint hazards in the housing. Lessee's Acknowledgment: By initialing below, Tenants acknowledge they have received the federal pamphlet "Protect Your Family from Lead in Your Home."
