Lease terms

Rental is a month-to-month lease - utilities included, with a minimum of 12 months or longer for the rental of the mobile home, which has 2 bedrooms and 1 bath. The electricity and trash pickup are included. There is no bill for water and septic. The renter will be responsible for any other services, i.e., lawn care, internet/Wi-Fi, TV selection, security, etc. There is a "NO PET" policy but may be negotiable on renter needs. The renter will be required to comply with a background check for rental approval subject to a $100 fee due when completing the rental application. Appliances included are refrigerator, stove, microwave, dishwasher, washer, and dryer - all are in good working order. The renter will be responsible for the replacement of any appliances. The renter is responsible for maintaining the property free of debris to facilitate inclement weather preparations - ie; storms, flooding, and hurricanes are common in Florida. This property was not flooded or damaged by any of the recent Hurricane storms of 2024. After 12 months of leasing with no late payments, the tenant may be given the option to enter a rent-to-own agreement. The terms, including the timeframe, payment schedule, and increments, will be determined by the owner/landlord in writing at that time. The Renter/Buyer is responsible for qualifying for Lender finance or the option for Owner finance is available at the Owner's discretion. NOT INCLUDED during Rental Lease or Rent to Monthly Lease period: There is a 2nd efficiency unit on the property that is rented on a separate lease and divided by a fence for privacy. Both units share the existing utilities on the property. If the Renter chooses to do Rent To Own, this additional unit will only be available and included upon the final sale/closing of the property.
