Lease terms

Lease duration for 1 year (12 months). Applicants must show proof of employment /income. (i.e. - W2, Bank Statements, Pay stubs etc.) Renters will be responsible for all utilities, including but not limited to: water, electricity and internet. No tobacco or recreational smoking allowed. Renter's insurance is required by tenant. Tenant may terminate lease with a 30 day written notice, and will be required to pay a termination penalty of 2 months rent. Termination will be effective as of the last day of the calendar month following the 30 day notice period. Termination charge will be in addition to all rent due up to the termination date. Owner reserves the right to random inspections with a 24 hour notice. Maintenance requests should be reported immediately as needed. Tenants are responsible for treating the property with care, maintaining a reasonable level of cleanliness and not be abusive or neglectful. Tenants are responsible for certain routine maintenance such as smoke detectors, and air filters. Any damage caused by tenants will be the responsibility of the tenant and must be reported to the owner immediately for repairs. Late payment fee of 5% will apply if payments are more than 5 days past due
