Lease Terms & Policies 12-month lease Rent: $2,100/month Security deposit: $2,100 Move-in: First month's rent, last month's rent, and security deposit due before move-in Income requirement: Gross household income of approximately 3x monthly rent Minimum credit score: 700 Utilities: Tenant responsible for electricity, water/sewer, gas if applicable, trash/waste service, internet, and cable Pets: Up to 2 pets with landlord approval. $300 non-refundable pet fee per pet + $25/month pet rent per pet Smoking: No smoking or vaping inside the home, garage, or screened/enclosed areas Lawn care: Tenant responsible for routine mowing, edging, weed control, watering, and maintaining the yard in good condition Pest control: Tenant responsible for routine household pest-control prevention and treatment Routine upkeep: Tenant responsible for ordinary consumable items such as light bulbs, smoke-detector batteries, and HVAC filters HVAC: Tenant must regularly replace air filters and promptly report any AC leaks, drain-line backups, cooling problems, or other HVAC issues Plumbing: Tenant responsible for clogs or damage caused by misuse. No wipes, grease, paper towels, feminine products, or other inappropriate items may be flushed Garbage disposal: No grease, oil, bones, fibrous foods, large food scraps, or non-food items Alterations: No painting, remodeling, fixture changes, or other modifications without prior written landlord approval Locks: No changing, rekeying, or adding locks or security devices without written landlord approval Exterior: No drilling into exterior walls, stucco, brick, roof, doors, or windows, and no exterior-mounted equipment without written approval Subletting: No subletting, room rentals, Airbnb, Vrbo, short-term rentals, or similar arrangements Occupancy: Only approved occupants may establish residency at the property Renters insurance: Required throughout the lease term Maintenance reporting: Tenant must promptly report leaks, water intrusion, HVAC issues, electrical problems, or other conditions that could cause property damage Unauthorized repairs: Tenant may not hire contractors or make significant repairs without written landlord approval Property condition: Tenant is responsible for damage caused by tenants, occupants, guests, or pets beyond normal wear and tear Screening: All adult applicants subject to credit, background, income, identity, and rental-history verification Full property rules and maintenance responsibilities will be outlined in the final written lease agreement.
