Lease terms

- Lease Term: The lease term shall have a minimum duration of 90 days. - Rent and Utilities: Tenant agrees to pay Landlord a monthly rent payable in advance on the 1st of each month. Water is included in the rent. Electricity is not included and is the responsibility of the Tenant. - Security Deposit: A security deposit is required to cover any damages to the property beyond normal wear and tear. - Pet Policy: Pets are permitted on the premises subject to Landlord's approval and payment of a non-refundable pet deposit of $250. Tenant agrees to be responsible for any damages caused by the pet(s) during the tenancy. Pets must be kept on a leash at all times outside of the unit, including shared grass areas. - Maintenance and Repairs: Landlord shall be responsible for all major repairs and maintenance of the property, excluding damages caused by Tenant or Tenant's pets. - Use of Premises: The premises shall be used only as a private residence and for no other purpose without Landlord's prior written consent. No commercial activities or modifications are allowed without Landlord's consent. - Subletting and Assignment: Tenant shall not sublease or assign the premises without Landlord's prior written consent. - Governing Law: This Agreement shall be governed by the laws of Scottsdale, Arizona. - Lease Termination: If Tenant wishes to terminate the lease agreement early, Tenant must provide Landlord with 90 days' written notice. In the event of early termination, Tenant shall be responsible for paying a pretermination penalty, in addition to any other amounts owed.
