Lease terms

These are general lease terms for informational purposes only. Full terms and conditions will be outlined in the formal lease agreement. The property is fully furnished. Parking and HOA maintenance fees are included in the rent. Tenant pays all other utilities including electricity, water, internet, and cable. All utility accounts must be transferred to the tenant's name prior to move-in. The minimum lease term is 6 months, for which the standard rate applies. However, a discount (10%) will be applied if the full 12-month rent is paid in advance as a single lump sum. First two months' rent is due at signing, along with a security deposit equal to the agreed-upon monthly rent. No smoking allowed. Only one pet is allowed (one cat or one small dog under 40 lb). No large dogs permitted. Pet policy is strictly limited to one animal maximum. Pet deposit and monthly pet rent apply as specified in the listing. Tenant must comply with all building and community rules. It is expressly prohibited to sublet the apartment, including listing or managing it on short-term or vacation rental platforms. Any breach of this clause shall result in the immediate termination of the lease agreement.
