House Rules To ensure the best possible experience for you, future guests, and our neighbors, please review and agree to the following house rules before booking. This home is located within a professionally managed HOA community. Community rules are actively enforced. General Community Respect This is a residential property in a quiet neighborhood. Please be respectful of neighbors and shared spaces at all times. Community quiet hours are strictly observed from: 10:00 PM 8:00 AM No loud music, gatherings, or disruptive behavior during these hours. Maximum occupancy: 8 Guests Parking & HOA Enforcement All parking rules are governed and enforced by the Cortina HOA. The home includes a 2-car attached garage. If garage remote is lost guest will incur a fee of $100 One (1) visitor parking permit will be provided. Lost parking passes with incur a fee of $150 The permit is valid for designated Visitor Spaces only. Street parking is available outside the community. Important Overnight Rule: Visitor permits are limited to 8 overnight uses per calendar month. On the 8th overnight, a warning ticket is issued. On the 9th overnight, vehicles are subject to immediate towing. Towing and violations are handled directly by the HOA and are outside of our control. Guests are responsible for any associated costs. Community Amenities Pool & Spa Access Access is via community fob (left on the refrigerator). Amenity hours: 8:00 AM 10:00 PM. Please return the fob to the refrigerator prior to checkout. Lost fobs will incur a replacement fee of $150 Safety: Swim at your own risk. No diving, no glass, and no unsupervised minors in the pool or spa. Note: This unit does not include access to the gym or clubhouse. Pets Pets are welcome with no size or breed restrictions. Guests must comply with all HOA pet regulations: Pets must remain on a leash in all common areas. Waste must be picked up immediately and properly disposed of. Any pet-related damage will be charged to the reservation holder. Trash (HOA Regulated) Trash pickup occurs every Tuesday morning. Bins may be placed at the curb no earlier than Monday evening. Bins must be returned to the garage by Tuesday evening. Outside of this window, bins must be stored inside the garage and out of sight. Failure to comply may result in HOA violations and fines, which will be passed on to the booking guest. Patio Guidelines The patio is governed by HOA aesthetic standards and must remain neat and orderly at all times. Only standard patio furniture and well-maintained potted plants are permitted. No storage of bicycles, boxes, games, or miscellaneous items. Do not hang or drape laundry, rugs, towels, or other items over fences or railings. No physical modifications may be made to the space. Quiet hours (10:00 PM 8:00 AM) apply to patio use. No Parties or Unauthorized Gatherings No parties, events, or unapproved gatherings. Registered guests only. Unauthorized visitors may result in cancellation without refund. No Smoking No smoking anywhere inside the home ($350 violation fee). Do not move furniture inside the home. Fire pit: Gas fire pit only no wood fires allowed. Turn off the gas after use. Damages & Responsibility The booking guest is responsible for: Any damages or missing items HOA violations or towing fees Excessive cleaning resulting from rule violations By booking this home, you agree to comply with all house and HOA rules above. Failure to comply may result in removal from the property without refund.
