Utilities: Tenant shall be responsible for payment of all utilities associated with the premises, including but not limited to electricity, gas, water, sewer, and garbage services. Maintenance & Repairs: Tenant shall be responsible for routine maintenance and minor repairs, including but not limited to replacement of light bulbs, filters, and general upkeep. A $75 service fee will be charged to the Tenant for each maintenance or repair visit requested. Tenant shall be responsible for the cost of repairs resulting from misuse, neglect, or damage caused by Tenant, occupants, or guests. Appliance Protection: Tenant is required to obtain and maintain an active appliance protection or home warranty plan covering major appliances for the duration of the lease term. HOA Compliance: Tenant shall comply with all applicable Homeowners Association (HOA) rules, regulations, and bylaws. Any violations and associated fines shall be the sole responsibility of the Tenant. Parking Restrictions: In accordance with HOA regulations, overnight parking outside of the garage is strictly prohibited. Renter's Insurance: Tenant shall obtain and maintain renter's insurance throughout the lease term, with adequate personal property and liability coverage. Pets: No pets are permitted on the premises. Smoking: Smoking is strictly prohibited anywhere on the premises, including within the unit, garage, and any common or surrounding areas. Subletting & Assignment: Subletting, short-term rentals, or assignment of the lease is strictly prohibited without prior written consent from the Landlord. Minimum qualifications: Applicants must pass a credit, background, and rental history screening. We look for strong creditworthiness, a history of on-time payments, and positive rental references. Recent evictions, unpaid housing-related debt, or unresolved financial obligations may result in denial. Background and financial history are evaluated as part of an overall application review. All lawful sources of income are considered, and criteria are applied consistently to all applicants. Lease Term: A two-year lease term is strongly preferred. Lease execution and start date are contingent upon completion of application screening and any required approvals. Timelines may vary based on applicant-specific requirements and third-party processes, which may impact move-in timing. The lease will not be executed until all applicable requirements and conditions are satisfied.
