Residential Lease Agreement (Summary of Terms) Property Address: 787 1/2 E 3rd Ave Premises: 2 Bedroom, 1 Bathroom 1. Lease Term This lease shall be either: Fixed Term: One (1) year beginning on __________ and ending on __________. Month-to-Month: Tenant may also elect a month-to-month arrangement with a minimum of 30 days written notice required to terminate by either party. 2. Rent Monthly Rent: $1300 Rent is due on the first day of each month. 3. Security Deposit Security Deposit: $500/tenant) (refundable subject to lease terms and applicable laws). Tenant must promptly notify Owner of any needed repairs. Owner shall be responsible for major repairs not caused by tenant negligence. 8. Entry Owner may enter the premises with at least 24 hours' notice (except in emergencies) to inspect, make repairs, or show the property. 9. Termination At the end of the fixed lease term, the lease will automatically convert to a month-to-month tenancy unless renewed or terminated with proper notice. 10. Governing Law This lease shall be governed by the laws of the State of Ohio.
