Lease terms

$2000 security deposit will be assessed before move in. The full or partial deposit will be returned no less than 30 days after tenants vacate the property at end of the lease contract. A completely non-refundable pet deposit of $200 is needed for each animal. Any size of dog is welcome and cats too! A lease contract will be discussed and signed prior to tenants moving into the property. Rent is due on the first of every month, with a $50 late fee added if paid after the 5th of the month. Except for emergencies, landlord may enter the home only during reasonable hours, and after 2 days advanced notice in writing by email. The tenant is responsible for monthly electric and water usage fees. Lawn care if provided in the summer and paid by landlord. The tenant agrees that the home will be used only to live in. All tenants must be listed on the lease. The tenant may not use the home to conduct any illegal activity. The tenant agrees not to damage the home or to interfere with the rights of others to live in the surrounding homes in peace and quiet. The landlord agrees to do nothing that would prevent or interfere with tenant's legal use of the house.
