Lease terms

12-month lease. Rent is $1,200/month with a $300 security deposit. Tenant is responsible for 50% of shared household utilities, which include electricity, gas, water, sewer, trash, and internet. Utilities are generally kept in the current roommate's name and the tenant pays their share directly to the roommate within 3 calendar days of receiving the amount due. No pets. No smoking or vaping inside the townhouse or garage. Renters insurance is required. Tenant must follow Juno Pointe and Valley Vista HOA rules. Parking is limited to an authorized designated parking space; no driveway or street parking. The home is shared with one other authorized resident. The tenant rents a private bedroom and shares applicable common areas of the townhouse. Military members who qualify under the Servicemembers Civil Relief Act may terminate the lease when permitted by federal law, including certain PCS, deployment, separation, or retirement orders with proper documentation.
