LEASE TERMS & POLICIES Rent: $2,195 per month Security Deposit: $2,195 Available: August 1, 2026 12-month lease preferred Short-term lease options available and negotiable Fully furnished option available and negotiable Tenant responsible for all utilities unless otherwise agreed in writing Rent due on the 1st of each month Grace period through the 5th Late fee of $100 assessed on the 6th Additional $10 per day until rent is paid in full Credit, background, rental history, and employment verification required Income requirements are flexible and reviewed on a case-by-case basis No recent evictions Pets considered on a case-by-case basis Additional pet deposit and/or pet rent may apply No smoking or vaping inside the home, garage, or any enclosed area of the property Tenant must maintain renters insurance throughout the lease term Property must be kept in a clean and sanitary condition Any occupant over 18 years of age must complete an application and be approved prior to occupancy Unauthorized occupants, subleasing, or assignment of the lease are prohibited without written landlord approval Landlord reserves the right to conduct periodic property inspections with proper notice as allowed by Arizona law Application Fee: $45 per adult applicant (non-refundable) Move-In Funds Due Prior to Occupancy: First month's rent, security deposit, and any applicable pet deposits or fees.
