Seeking Renter through at least March 31, 2028. Avoid a winter move. Owner pays HOA dues. Tenant to abide by all LCA and HOA rules. Tenant pays rent insurance & all utilities: electric, gas, water, sewer, trash. Tenant can also do internet, TV cable, phone landline, alarm services, pest control, etc. Security deposit & first month's rent is due within 24 hours of signing lease. Prorated rent, if applicable, is due on the first of the month. No smoking of any kind or drugs or excessive parties. Owner prefers 1 pet up to 40 lbs, no aggressive breeds, no bite history, vaccinated to date, potty trained, declawed/trimmed, etc. Depending on pet situation, owner may consider 2. Fridge, washer, dryer stay with home but Tenant responsible to repair; if broken & unrepairable, replacement negotiable with monthly fee. All resident vehicles must be parked in the garage and or driveway. Street parking is under 6 hours for guests per HOA guidelines.
