Rental Criteria & Instructions for Applicants & Realtors 1 Applicant must thoroughly complete TR application, including signatures as indicated. Incomplete applications or applications without signatures or correct fees will not be processed. 2 Print the application, scan all documents to us, and pay the application fee(s) through mysmartmove to process credit & background check. 3 Most applications can be approved or denied within 72hours. Upon approval, the listing agent or owner will contact applicants regarding the lease signing and collection of deposits. 4 Pets are approved on this property with pet deposit. Maximum 3 pets, $200 Refundable deposit & $200 Non-refundable Fee per pet. Dog weight limit 120lbs. Photo of animals are required 5 Realtors: You may register your client with us but you must show the property to receive compensation. Please instruct your client to put your contact information on the application and/or attach your business card. Commission to a co-operating broker is 25percent of a full month's rent. 6 Rental Criteria: Your application will be approved or denied based on the following criteria. 1 Criminal history 2 Previous rental history 3 Current income of at least 3x rent amount 4 Credit history, 600plus Fico preferred. 550 to 600 Fico will be required to pay deposit equal to 2x rent. 5 Failure to provide accurate or complete information on the application or any other lawful reason.
