Tenant pays all bills, $400 deposit added to security deposit for each pet. 2 max. Landscaping is paid by Owner. Screening Guidelines The following information will be assessed for a prospective tenant to qualify for renting or leasing one of the available properties. Tenant screening/pre-screening will be done in the order below. If the prospective tenant does not qualify for the consecutive requirement the application/pre-screening will be denied/terminated: SCREENING CRITERIA APPROVED IN ORDER Prospective tenant(s) must have a 700+credit score. Free score is available on Credit Karma We will need the printed copy with the name and score on the same page to verify. The prospective tenant(s) income must be 3 times the amount of the base rent. We will use 3 months past pay stubs to verify. The prospective tenant(s) must also have strong rental or ownership history. If the prospective tenant(s) cannot qualify based on credit score alone the prospective tenant may seek a co-signer, this co-signer is required to have a 700+ credit score as well as own property in Clark County. Final decision will be decided with the above information AND all information from a completed application.
