Lease terms

Tenant is responsible for setting up and paying for water and gas service in Tenant's own name directly with the applicable utility providers. Electric service and internet are provided by Landlord and included in the monthly rent. Tenant agrees to reasonable use of electricity; specific terms, including thermostat range settings and restrictions on high-draw appliances (including but not limited to electric vehicle charging), are detailed in the Lease Addendum and form part of this Agreement. Tenant shall maintain the lawn and landscaping in good condition, including regular mowing, at intervals sufficient to comply with HOA standards. The Property is subject to HOA rules and fines; any HOA violation notice related to lawn or landscaping maintenance, and any associated fine, is Tenant's responsibility, as the HOA may bill or fine Tenant directly. If the HOA bills or fines Landlord due to Tenant's failure to maintain the lawn, Landlord may charge Tenant for the full cost of that fine plus the cost of any corrective lawn service Landlord arranges. Tenant shall take reasonable precautions to prevent freeze damage during cold weather advisories, including draining exterior faucets and the backflow preventer prior to forecasted freezing temperatures. Tenant is responsible for regularly inspecting and replacing HVAC air filters at Tenant's own expense, at intervals recommended by the manufacturer or more frequently as needed. Tenant shall be liable for the cost of repairs resulting from failure to take these precautions. A pet fee applies to any pets kept on the Property, as further described in the Pet Policy section of this Agreement.
