**Lease Terms** * **Rent $1,700 per month * **Security Deposit One month's rent ($1,700) * **Lease Term 12-month lease preferred * **Move-In Date Available immediately * **Move-In Costs First month's rent and security deposit due prior to move-in. * **Application Credit, background, income, and rental history verification required. * **Income Requirement Preferred gross household income of at least 3x the monthly rent ($5,100/month or $61,200/year). * **Utilities Owner pays water and trash. Tenant is responsible for gas, electricity, and internet. * **Smoking No smoking permitted inside the unit. * **Pets One dog or one cat may be considered with owner approval. A **refundable $300 pet deposit** is required. Dogs that are prone to excessive barking when left alone may not be approved out of respect for neighboring residents. * **Parking One assigned off-street parking space included. * **Laundry In-unit washer and dryer located in the basement. * **Storage Large private basement storage area included. * **Yard Private, fully fenced backyard for tenant use. Gardening is welcome. * **Renter's Insurance Tenant is required to maintain renter's insurance with a minimum of $100,000 in personal liability coverage throughout the lease term and provide proof of coverage prior to move-in. Tenant shall list Landlord as an interested party on the policy.
