      This Residential Lease Agreement is between the Landlord and the Tenant for the property located at 781 Dixon Rd., Lenoir City, TN 37772. Term and Rent The monthly rent is $1,725.00, due on the first of each month. A security deposit of $1,725.00 is required upon signing. Smoking Policy Smoking of any kind is strictly prohibited inside the residence. Smoking is permitted in outdoor areas only. The Tenant must dispose of all smoking-related debris safely and keep the exterior free of litter. Parking Tenant vehicles must be parked in the designated driveway(s) only. Parking on the grass, sidewalks, or shared access points is prohibited to prevent property damage. Tenant Maintenance Responsibilities Lawn Care: Tenant is responsible for all landscaping, including mowing, weeding, and leaf removal. Air Filters: Tenant must replace HVAC air filters every [30/60/90] days to ensure system efficiency. Damage Reporting: Tenant must immediately notify the Landlord of any issues regarding the structure, plumbing, or electrical systems. Neighborly Conduct: Tenant and their guests must respect neighbors by maintaining reasonable noise levels and following local ordinances. Condition of Property The Tenant agrees to keep the premises in a clean, sanitary, and safe condition.
