APPLICATION REQUIREMENTS -Applications for each person over the age of 18 -A valid, government issued ID for each person over 18 -Proof of income -Residential history references CRITERIA FOR APPROVAL -Total net income for all applicants needs to be 2.5x the rent. -Criminal history evaluated on a case-by-case basis. -Residential history. Previous evictions, unlawful detainers, lease breaches, notices to comply, or money owed to previous landlord may result in denial. Negative information obtained in reference from prior landlord may result in denial. - Credit If credit score is under 650, an additional deposit may be required and/or a cosigner may be required. Poor payment history, garnishments, judgments, collections, and bankruptcies may be reason for denial. -Co-Signers may be required if there is insufficient residential history, poor or no credit, and/or insufficient income. Co-signer must have verifiable net income of 4x the rent, proof of home ownership, and a credit score of 670. Landlord is not required to offer the option of, or accept, a co-signer. Landlord may deny application for incomplete, incorrect, misleading, and/or fraudulent information on your application. Landlord reserves the right to deny the application of any prospective tenant for any lawful reason.
