Income must be stable, verifiable, and reasonably expected to continue. Overtime, second-job income, temporary income, seasonal income, gig income, cash income, bonus income, commission income, or unusually high variable income may be counted only with satisfactory documentation showing a reliable history of receipt and a reasonable likelihood of continuation during the lease term. Minimum acceptable credit score, apartment score, rental score, resident score, tenant score, or similar screening score: 650 or higher when such score is provided by the screening provider. If the screening provider does not provide a numeric score, applicant must have satisfactory overall screening results based on income, credit/payment history, rental or mortgage history, eviction history, landlord or housing references, background review, and other lawful screening factors. Applicant must provide a complete residential history for the past 5 years. Applicant must have at least 3 years of satisfactory rental, mortgage, or other verifiable housing history, unless Landlord/Owner approves an exception based on strong compensating factors. Applicant must provide landlord, property manager, mortgage company, or other verifiable housing references for each residence where available. Gaps in housing history, living with family, limited rental history, or inability to verify prior housing history may require additional documentation, a qualified guarantor, or may result in denial. Applicant may be denied for unpaid landlord debt, unpaid utility debt, prior eviction judgment, lease abandonment, unpaid rent, major prior property damage, serious lease violations, unresolved housing-related judgments, recent serious delinquencies, poor landlord references, unverifiable housing history, or other history showing unacceptable rental risk. Background check required. Criminal history may be reviewed as permitted by law and evaluated in relation to legitimate safety, property-protection, and lease-compliance concerns. If criminal history is found, an individualized assessment may be conducted. The assessment may consider the nature, severity, and recency of the offense; the applicant's age at the time; evidence of rehabilitation; and whether the history presents a reasonable risk to persons, neighbors, property, or lease compliance. Arrests alone, without conviction or other reliable supporting information, will not be treated the same as convictions. Pets are not automatically approved. Pets may be allowed only with prior written approval, pet screening, and a signed pet addendum. Assistance animals are handled separately from pets as required by applicable law. Tenant must maintain renter's insurance or tenant liability insurance throughout the lease term. It must include coverage for tenant-caused damage to the rental premises. Landlord/Owner must be listed as an additional interest/interested party on the insurance policy. Required insurance must be verified before keys or possession are released and must remain in effect throughout the lease term. Utilities must be transferred into tenant's name before possession. First month's rent, full security deposit, required insurance, and utility transfer must be completed before keys, garage remotes, access codes, or possession are released. Applicant must be willing and able to sign and comply with the lease agreement and all lease addenda.
