      Utilities: Tenant pays for Internet/Cable, Electric and $50 a month for heat/gas during winter months. Landlord pays for trash, water, sewer, lawn care and snow removal. Window air conditioning units provided and installed in for summer months. Pets: Cats and small dogs (25 lbs or less) allowed with prior approval. 2 pet maximum. Refundable Pet deposit of $200 for each pet and an additional $25.00 monthly pet fee per pet. Deposit: $1,750.00 due prior to move-in. First half of the security deposit ($875.00) is due at time of lease signing, final half ($875.00) due at move-in. Income requirements are combined household gross monthly income greater than 2.5 times the rent ($4375.00) or full-time student status. Proof of income or student status required. *Limit of 4 adult tenants, each tenant 18 years of age or older must apply and pass a credit and background check. *NO SMOKING INSIDE. *We do not participate in any government housing programs including section 8.
