1-year Lease Term. Tenant pays electric and must put the electric bill in their name with Xcel Energy. Tenant responsible for cable/internet. Tenant responsible for snow & lawn care (shared with upstairs tenants). Owner pays gas, water/sewer & trash/recycling. Limit of water usage that is capped at a certain dollar amount based on average use. Pet Policy: A $450 Non-Refundable pet fee applies per pet with approval. In addition, there is a monthly pet rent of $50/month per pet. No more than 2 pets allowed. Application fee is paid directly to 3rd party and are not paid to the landlord and/or owners. TENANT SCREENING AND RENTAL CRITERIA for: R.A.W. Properties, LLC Fair Housing Statement: We are a fair housing provider. We do not discriminate against persons on the basis of race, color, religion, national origin, sex, familial status, disability, creed, marital status, public assistance, ancestry, and sexual orientation. Application Requirements: Your application must be filled out completely and accurately. An incomplete application may be rejected. Any misstatements or omissions made on your application may be grounds for denial or termination of the lease. If information given on the application cannot be verified, this is a reason for denial. All information must be verifiable. Identification and Application Process: Every Person 18 and over that will reside in the property must fill out an application and provide a photo ID. Housing History: Applicants must have a positive rental history. The refusal of a prior landlord to give a reference or a negative reference may be grounds for denial. Unlawful detainers or evictions may be a basis for denial if less than 10 years old. An unlawful detainer or eviction for non-payment of rent that is still unresolved, no matter how long ago it occurred will result in a denial. A foreclosure or short sale of a home is not an automatic denial. Credit: A positive credit history is required with a credit score of 650 or higher. High debt, past debt, outstanding debt, third party collections, repeated late payments of any kind and judgments may be a reason for denial. A low credit score, foreclosure or short sale is not an automatic denial. Criminal History: A criminal background check will be performed. If applicant's residency in Minnesota does not exceed five (5) years, additional reports from all previous states in which applicant has resided during the last five (5) years are required. Any of the following will be sufficient cause to deny an application such as: Any felony conviction or misdemeanor conviction that involves physical injury to person, crime against property, weapons, drugs, theft, violations and prostitution related offenses. Income/Employment History: Applicant must be able to show that their income is at least 2.5 times the full monthly amount of rent in Gross Monthly income to qualify. Applicant must have been at their current place of employment for a minimum of 1 year. To be counted as household income, amounts must be verifiable. Unemployment will not qualify. You may be required to provide your last 2 month's paycheck stubs, bank statements or last year's tax returns. Occupancy: The maximum number of residents will follow occupancy standards set by the city. Smoking Policy: There is no smoking allowed inside any properties. Alternative Criteria If you do not meet all of the above criteria, your application may be reconsidered with other options such as a co-signer, additional deposit, or automatic monthly rent payments.
