Lease terms

Rental Application: Apply online through Ziloow. It includes the screening of the applicant's credit history, criminal, and income. The procedure typically takes about 1 day. Length of the Lease: The initial lease term is 12 months, after which the renter needs to renew the lease. If you plan to end the contract before its scheduled end date, please inform the landlord at least two months in advance. Rent: The monthly rent is $3,300, due at the beginning of each month. A late fee of $75 will be assessed for payments received two days after the due date. Renter's Insurance is required! Security Deposit: $3,300. Note that $500 of the security deposit is non-refundable and will not be returned to the tenant under any circumstances. The remaining balance will be evaluated for refund based on the property's condition. Deposits, net of any deductions, will be refunded within one month after the tenant vacates the property. Tenant Responsible for Utilities: Renters are responsible for electricity, gas, water, and sewer bills. No Smoking: Smoking is not permitted inside the house. Pet Policy: Small pets weighing less than 20 pounds are allowed on the property. To ensure the well-being and quiet enjoyment of neighbors, pets must not disrupt their health or safety. A non-refundable pet deposit of $500 per pet is required. Quarterly Maintenance Checks: For your convenience and to ensure the property remains in top shape, we will conduct quarterly maintenance checks. These checks may include lawn care, air filter replacement, etc. We will provide you with a 24-hour advanced notice before these inspections take place.
